​Dues And Assesments

Dues are currently $220.00 per year.

 Unimproved lots are charged $100.00 per month (began in 2007) for the non-performance fee; this is in the Covenants under Article IV Section 2 for not having built on the property within the specified time line.  The HOA President is currently reviewing this regulation for new purchasers of lots. More to follow.

 The non-performance fee is billed in arrears three times a year; May 1st billing is for January thru April, September 1st billing is for May thru August & December 1st billing is for September thru December. 

 Please note this fee WILL be charged to ALL owners of a lot that have not built a home regardless of the length of time that you have owned your lot.  If you are the new owner you too will be billed for this assessment, no grace period or waivers have ever been issued for this fee.  Please do not ask for a grace period or waiver.

 Regular association dues are billed in advance on December 1st each year for the coming year.

 Unimproved lots will be mowed by a tractor with a rough cut brush mower between one and three times per year depending on growth (over grown lots will be billed to clear the lot if owner does not keep lot clear of overgrowth).  In the past we have been able to maintain a price of $80.00 per acre (mowing) for this service.  We will NOT call in advance to inform owners as to when this will occur.  You will be billed at cost for these services.

 Any other assessment will be an item that is voted on at the annual meeting or a special meeting and in either case you will be notified prior to the meeting.  This is why it is important for you to keep the association advised as to your current address.

 There are currently 9 out of sixty-one unimproved lots in this subdivision.
